Sometimes you don’t know what you are capable of until you put yourself to the test. That could be the motto for what has turned out to be one of the largest and perhaps the most successful project in our company history; building hundreds of homes for families of U.S. Navy personnel. Simplex has completed the ACTUS Stewart Terrace Project located in New Windsor, New York, just outside the city of Poughkeepsie.
We have turned over the keys on the final phase of this exciting project that saw Simplex take on new responsibilities that included final trim out of the Navy homes.
The ACTUS Phase II project consisted of construction of 174,028 square feet of living space and 57,600 square feet of garage space. That worked out to 100 units built as 50 buildings constructed in 338 boxes and several panelized roof sections. Using high quality, high efficiency construction methods, most developed at our two production facilities, we were able to build and ship units so there were 78 boxes on the construction site on the day the first building was set.
The project was unique for us in that it marked the first time we had been contracted to not only build such a large scale project, but to provide the onsite work such as the completion of interior finishes as well as installation of HVAC systems. We always felt we had the in-house capability to do this work, the opportunity however had never presented itself on this scale before.
Our staff and employees are especially proud of our work because we completed the project both on budget and ahead of schedule – more than meeting the expectations of our customer as well as the many Navy families who will enjoy their new homes.
The ACTUS homes look like a typical residential homes found throughout most subdivisions across America – quite a step up for many of the Navy families. The project allowed us to change the way we look at our business and to offer new capabilities to our customers as our company moves to grow in the future.

Park Model Custom Homes made its debut in style at the Pennsylvania RV and Camping Show, the largest such show in the nation. The show was recently held in Hershey, Pennsylvania. This marks the first time Park Model Homes, the newest division of Simplex Industries, has participated in any trade or consumer shows.
We had three completely furnished, professionally decorated Park Model Homes on display – The Forrester, The Hampton and The Avalon. The reaction from both consumers and dealers was fantastic! The sheer number of visitors to our models far surpassed our expectations.
Those visiting our models could not believe a Park Model home could offer the level of luxury we are providing. Some features of our homes include stainless steel chef kitchens, custom cabinets, built-ins, fire places, wine coolers, full baths and much more.

As part of our Planet Friendly Homes initiative we are proud to introduce one of the most energy efficient homes you can build, The Greenfield.
The Greenfield is an Energy Star 5+ Rated Home. ENERGY STAR is a joint program being run by the U.S. Environmental Protection Agency (EPA) and the U.S. Department of Energy (DOE) to help Americans save money and protect the environment through energy efficient products and practices.
To earn the ENERGY STAR designation, a home must meet guidelines for energy efficiency set by the U.S. Environmental Protection Agency. As a builder, it was Simplex’s responsibility to show The Greenfield was at least 15% more energy efficient than homes built to The International Residential Code. We also needed to show The Greenfield offered additional energy saving features that would make the home a minimum of 20% to 30% MORE energy efficient than standard homes. We are proud to have earn an Energy Star 5+ designation for The Greenfield.
The Greenfield’s pro environment credentials are impressive. For example, we have used high efficiency insulation, eanergy efficient windows, and some of the most energy efficient appliances on the market. Further, The Greenfield was built under The Simplex Planet Friendly Homes program. All excess building materials used during the construction of The Greenfield were recycled – reducing the environmental impact of this beautiful home.
Another special feature of the Greenfield is the fact it is a large home that fits within a small footprint – meaning you can fit this large home on a smaller lot. The key is a unique design that incorporates the garage design within the home footprint. The home is deceptively large thanks to this architectural design.
The Greenfield is a spacious home packed with unique features. The chef’s kitchen overlooks a breakfast nook on one side and a warm family room with fieldstone fireplace on the other. A formal dining room just off the entry way welcomes visitors. A mud room with a closet area helps keep the home neat and clean. Upstairs three large bedrooms feature window box seating. A large upstairs sitting area can be used as an office, upstairs lounge or can be converted to a 4th bedroom quickly and efficiently without removing any walls.

- Hi, my builder gave me your website address and I’ve been doing some homework. We are looking to build a two story traditional home. It was our plan to go with on site construction, stick built construction. My builder told me I should take a look at you guys and what Simplex can do. My question is what makes modular construction better than stick built homes and why use Simplex?

A. Thank you for your question. There are a number of reasons modular construction is a superior building method. - Would you leave you car outside in the rain or snow and allow it to get soaked? Of course not.
